Queen City is Beach Haven's historic name — and ours.

In the great resort era, when grand hotels rose over the dunes and families arrived by rail each June, Beach Haven earned its title: the Queen City by the Sea. Its finest homes belonged to people who spent most of the year elsewhere — and were kept, season after season, by the islanders who stayed.

The Baldwin is gone, but the arrangement it stood for endures: fine homes, families who love them from afar, and islanders who look after them.

A Preservation Cycle puts each on a standing calendar: a recurring photographic record of condition, compared against your home's own baseline, with any needed care coordinated through vetted craftsmen and documented by your Steward. Over the years, that record becomes something rare: a documented history of care — the kind of record that follows the house at resale.

An islander's eye on your island home.

The eye came first — a fine-arts education in painting, trained to notice surfaces and how they change. The hands came next — theatrical set design and construction, then years spent tending historic wooden vessels in the salt air, keeping well what mattered to people. The rigor came last, from over a decade in real estate compliance — the patient discipline of protecting an asset through attention to detail and careful documentation. Underneath it all, the island — home, for many years now. QCPS is where everything arrived at the same address.

How often do you visit?

Monthly, twice monthly, or a cadence built around your home through Estate Reserve. A monthly membership means one Stewardship Visit each calendar month, scheduled around weather and the property’s own risks — so the home is seen when it matters, not merely when the calendar says so.

Are you licensed and insured?

Yes. NJ Home Improvement Contractor #13VH14249900, fully insured and bonded, and FAA Part 107 certified for aerial property documentation, with per-flight drone liability coverage. Queen City Property Services LLC is also certified by the U.S. EPA as a Lead-Safe Certified Firm for purposes of Section 402 of TSCA — EPA Firm Certification NAT-F346490-1 — which matters here, where most homes predate 1978.

We only use the house in summer — do we really need year-round care?

Winter is when a barrier-island house needs watching most: freeze events, nor’easters, and months of silence. January is precisely the point.

Not every home needs a year-round membership. Three-month winter watch blocks, quarterly cadences, and shoulder-season arrangements are all available — quoted around your home’s own rhythm rather than forced into a tier.

Do you offer home watch?

Yes. We call it property stewardship, because a drive-by and a written report with photographs after every visit are not the same service. Each visit follows the same route in the same order, and you hear from us whether or not anything is wrong.

Do you work for businesses?

For a small number, yes. QCPS takes on select commercial clients on the island — retail, restaurant and office space — for the same painting, carpentry, trim and seasonal upkeep we do in homes. Kitchens, mechanical systems and anything needing a licensed trade go to the right specialist, exactly as they do on a residential job.

What does it cost?

Founding memberships begin at $180 per month. Project and repair work is quoted in writing before anything begins — no surprises, ever.
